- Discuss a 1031 Exchange for tax purposes.
- Do you have a Tax advisor?
- Do you have an Attorney?
- Recommended Lenders or Financing
- Determine cap rate and gross rent multiplier, and rate of return required..
- Look at properties
- Target several properties
- Hire 1031 Exchange company (or Title Company for 1031)
- Research rental history and or commercial lease rate and vacancy rate.
- Prepare a CMA
- Review financial books on property.
- Prepare and present a contract
- Negotiate
- Finalize contract to investors advantage.
- Inspection
- Appraisal
- Title work
- Walk through
- Closing
