  • Discuss a 1031 Exchange for tax purposes.
  • Do you have a Tax advisor?
  • Do you have an Attorney?
  • Recommended Lenders or Financing
  • Determine cap rate and gross rent multiplier, and rate of return required..
  • Look at properties
  • Target several properties
  • Hire 1031 Exchange company (or Title Company for 1031)
  • Research rental history and or commercial lease rate and vacancy rate.
  • Prepare a CMA
  • Review financial books on property.
  • Prepare and present a contract
  • Negotiate
  • Finalize contract to investors advantage.
  • Inspection
  • Appraisal
  • Title work
  • Walk through
  • Closing
